I’m Wayne Metcalf, a REALTOR® serving Cave Creek, Carefree, and North Phoenix.I grew up in a small town in northwest Indiana, where I learned the value of hard work, community, and treating people with respect. Since then, I’ve been proud to call Arizona home.
After college, I built a career in banking, credit, and real estate. Over more than four decades, I worked in commercial real estate, residential property management, and community banking. During that time, I also served as a Senior Vice President at a community bank. In addition, I spent more than twenty years specializing in business credit, helping clients evaluate financial decisions and manage risk.
Before entering real estate full time, I spent more than thirteen years in the foodservice industry. As a result, I developed a strong appreciation for responsiveness, clear communication, and dependable customer service.
Today, I use those experiences to help buyers and sellers make informed real estate decisions. Buying or selling a home is one of life’s largest financial commitments. Therefore, my role is to provide honest advice, explain each step clearly, and negotiate on your behalf. My goal is to help you move forward with confidence.

Market Focus
My AZ Desert Home™ tracks comparable resale single-family homes across three custom North Valley market regions: Up the Creek™, Down the Creek™, and 51 Corridor™. The goal is to provide market reports that are consistent, meaningful, and easy to compare over time.
Cave Creek and Carefree are included in full because they function as one North Valley market. Together, they include everything from townhomes and patio homes to custom estates and horse properties.
However, some property types are excluded because they follow different pricing patterns or market conditions. These include:
- Scottsdale neighborhoods, which contain many distinct submarkets with significant differences in pricing, home styles, lot sizes, amenities, and development types.
- Ultra-luxury custom home communities, including The Boulders and the custom-home areas north of The Boulders. Home values in these neighborhoods are heavily influenced by unique architecture, views, golf course frontage, and extensive renovations.
- Desert Hills, where larger acreage properties and custom homes follow different market dynamics than the resale neighborhoods covered in these reports.
- New construction homes.
- Manufactured or mobile homes on leased land.
- Duplexes and other multi-family properties.
- Most lower-priced condominium and townhome communities.
These exclusions help ensure the reports compare similar resale homes. As a result, the market trends remain more meaningful and consistent from week to week.
Although these areas are not included in the weekly reports, I proudly assist buyers and sellers throughout Cave Creek, Carefree, North Phoenix, and the surrounding communities.
